There are two primary types of insurance reports which you may be asked for when you are getting insurance on your home.  A 4 Point Insurance Report and a Wind Mitigation Report.

4 Point Insurance Report

If you are purchasing or own a home that is 30 years or older, it is likely that your Insurance company will request that you provide a 4 Point Insurance report. The report, which is not intended to be a Home Inspection or Property Condition report specifically addresses four key components in your home:

  • Roof
  • Heating and Air Conditioning
  • Plumbing
  • Electrical System

The intent of the report is to identify the age, condition and remaining life of these four systems in a home so that the insurance company can have a better idea of the insurability of the home.

Uniform Wind Mitigation Surveys or OIR Form 1802

In 2007 the Florida Legislature approved an amendment to§627.0629 (1) which stated “A rate filing for residential property insurance must include actuarially reasonable discounts, credits, or other rate differentials, or appropriate reductions in deductibles, for properties on which fixtures or construction techniques demonstrated to reduce the amount of loss in a windstorm have been installed or implemented.”

A Wind Mitigation inspection can be performed as a part of a standard home inspection for a significant cost savings. If a home inspection is not needed, we will be happy to come out and gather the information to prepare the OIR-1802 or Wind Mitigation Survey.
